Job Summary:
The Land Acquisition Director will lead the strategic planning, coordination, and execution of land acquisition projects to support the company's growth and development objectives. This role requires a seasoned professional with extensive experience in land acquisition, real estate development, and project management.
Key Responsibilities:
- Strategic Planning: Develop and implement land acquisition strategies that align with the company's long-term goals.
- Project Management: Oversee all phases of land acquisition projects, from site selection and feasibility studies to negotiations and final acquisition.
- Stakeholder Coordination: Collaborate with internal and external stakeholders, including government authorities, legal teams, and real estate developers, to ensure smooth project execution.
- Regulatory Compliance: Ensure all land acquisition activities comply with local regulations, zoning laws, and environmental standards.
- Budget Management: Manage project budgets, ensuring acquisitions are completed within financial parameters.
- Market Analysis: Monitor market trends and identify opportunities for land acquisition that align with business needs.
- Reporting: Prepare and present detailed reports to senior management on project statuses, challenges, and strategic recommendations.
- Team Leadership: Mentor and develop team members, fostering a culture of excellence and continuous improvement.
Qualifications:
- Education: Bachelor's degree in Urban Planning, Real Estate Development, Civil Engineering, or a related field. A Master's degree is a plus.
- Experience: 12-15 years of relevant experience in land acquisition and real estate development, with significant leadership experience overseeing large-scale projects.
- Skills: Strong understanding of land acquisition processes, excellent project management skills, and the ability to navigate complex regulatory environments.
- Attributes: Proactive problem-solving approach, excellent communication and negotiation skills, and a passion for creating sustainable and innovative communities.
- Experience working in Saudi Arabia, particularly in Riyadh.
- Familiarity with local real estate market trends and regulatory frameworks.
- Proven track record of successful land acquisitions and project completions.
- Knowledge of the Riyadh areas and average land prices in each area.
- Knowledge of the dynamics of the land market and local councils.
- Ability to apply the company's objectives in land acquisition through in-kind contributions.
- Expertise in the land market in general and the ability to clearly describe opportunities.
- Previous knowledge of regional and national strategic trends and the general direction of the market.
